Spring checklist (before cooling season)
- Replace or clean the air filter — a clogged filter is the single most common cause of reduced AC performance
- Clear debris, leaves, and vegetation from around the outdoor condenser unit
- Test the system on a mild day before you actually need it running full-time
- Check that the condensate drain line isn’t clogged (a common cause of water damage)
- Book a professional tune-up if it’s been more than a year since the last one
Fall checklist (before heating season)
- Replace the furnace filter
- Test the heating system before the first cold night, not during it
- Check for unusual smells or noises on startup — a burning dust smell in the first few minutes is normal; anything persisting isn’t
- Verify carbon monoxide detectors near sleeping areas are working and have fresh batteries
- Book a professional furnace inspection, especially for units over 10 years old
Monthly, year-round
- Check and replace filters as needed (every 1-3 months depending on filter type and household)
- Keep vents and returns unobstructed by furniture or curtains
